Flex 1st Mortgage Bad credit mortgage for rural and small-town property
A bad credit mortgage and a rural mortgage lender in one program: a private first mortgage for the files Prime cannot take — smaller markets and rural property, self-employed borrowers, credit in the 500 band or with no established score, and homes with private money already registered on title. Flex is priced above Prime, and that difference buys a much wider map.
Purchase, refinance and private-to-private takeout
Far broader geography than Prime — smaller markets and rural files assessed on marketability, not a population rule
Credit from the 500 band, including files with no established score
Existing private mortgage on title is acceptable
Higher loan-to-value ceilings available than the equivalent Prime file
Consumer proposals, discharged bankruptcies, collections and CRA balances all underwritten rather than screened out
No income documents; equity and a defined exit carry the file

What we look at
Recent comparable sales and days on market
Whether the property appeals to an end user, not only an investor
Services — well, septic, access, zoning
Population trend rather than population count alone
What tightens a file
Very thin comparable data
Acreage well beyond a residential parcel
Outbuildings or use that make resale narrow
Condition that would need work before a sale
What we will still look at
Hobby farms and rural residential acreage
Towns well under 50,000 people
Homes on private roads
Unique properties with a credible resale story
Flex 1st Mortgage — questions
Is there really no minimum population?
There is no fixed population floor in the Flex family. There is a marketability test, which is a different thing: we need to believe the property can be sold in a reasonable period at something close to the appraised value. A town of 8,000 with steady turnover can be a better file than a larger centre with none.
Can Flex refinance an existing private mortgage?
Yes — private takeouts are one of the reasons Flex exists. Disclose the existing private charge in the original submission rather than after the quote; late disclosure is the single most common cause of a re-priced or withdrawn commitment.
What credit is too low?
Flex reaches into the 500 band and takes files with no established score at all. Credit shapes price and ceiling. The questions that actually decide the file are whether there is equity and whether there is an exit.
Do you lend on rural property and acreages?
Yes. Flex 1st is written for small towns, rural property and acreages in Ontario, British Columbia and Alberta, with the market tier setting the loan-to-value ceiling. Well and septic, outbuildings and acreage are underwritten on the appraisal rather than declined.
Is Flex 1st a bad credit mortgage?
It is the program for files a bank declines on credit — the 500 band is accepted, and no income documents are required. Credit tier sets the price and can lower the ceiling; it does not remove the option.
