Put these in the body of the email. Everything else is detail we can chase.
- 1 · Address — full civic address of the subject property
- 2 · Credit scores — every borrower on title
- 3 · Subject value — appraised, or your estimate pending appraisal
- 4 · Current balances (if refinance) — with the lender name on each charge
- 5 · Requested mortgage — the amount the borrower needs
- 6 · LTV requested — loan to value on the ask
- 7 · Requested closing date
- 8 · Arrears, if any — mortgage, tax or condo fee
- 9 · Exit strategy — how the term ends
- 10 · Position — first or second charge
The process
Four steps from submission to funds.
Step 01
Received for review
Application, credit report and appraisal received. That package is what starts the clock.
Step 02
Pricing offered
Pricing comes back by email. Proceeding requires a non-refundable admin fee — $500 on a second mortgage, $1,000 on a first.
Step 03
Commitment issued
On receipt of the admin fee the approval expiry is set at 48 hours and the commitment is issued.
Step 04
Instructed for closing
Once every condition is complete the file is instructed for closing in 3 to 7 business days.
Rush files
Additional admin fee of $500.
Same-day instructions, next-day funds
$1,000. The file must be broker complete before it can be instructed.
Ground rules
What speeds a file up, and what stalls it.
Speeds it up
- An appraisal from our approved panel — underwriting review in under twenty minutes
- A stated exit: sale, refinance, or a maturing institutional term
- Full bureau, including the items you would rather explain than hide
- Photos and a note on condition where the property is unusual
- Rent roll or lease attached on any rental file
Stalls it
- Partial applications with no value support
- Private money on title disclosed after the quote rather than before
- An appraisal older than the market it is describing
- No plan for how the term ends
- A borrower who has not been told what the file will cost
