How to submit a deal.

Four channels, one desk. Email submissions with Application, Appraisal & CB are prioritized for review.

Four ways in.

Filogix

In the lender selection screen set Lender Type to Private, then select Lendmax Capital. Attach the appraisal and the bureau to the deal before you send it.

Scarlett

Submit through the standard lender flow and select Lendmax Capital. Documents attached in Scarlett come through with the file.

Boss

Submit through the standard lender flow and select Lendmax Capital. Documents attached in Boss come through with the file.

Reaches the underwriting desk directly. A submission that arrives with the Application, Appraisal and Credit Bureau attached is prioritized for review ahead of an incomplete file on any channel.

02 · The 10 Point Submission

Ten lines, and we can price it.

Paste these into the body of the email. It is the fastest complete submission we accept.

  • 1 · Address — full civic address of the subject property
  • 2 · Credit scores — every borrower on title
  • 3 · Subject value — appraised value, or your estimate pending appraisal
  • 4 · Current balances (if refinance) — each charge with the lender name against it
  • 5 · Requested mortgage — the amount the borrower needs
  • 6 · LTV requested — loan to value on the ask
  • 7 · Requested closing date
  • 8 · Arrears, if any — mortgage, property tax or condominium fee
  • 9 · Exit strategy — how the term ends
  • 10 · Position — first or second charge
A file that arrives with the Application, Appraisal and Credit Bureau attached goes to the front of the review queue. Anything missing from the ten points is a question we have to ask you before we can quote.

03 · The process

Four steps from submission to funds.

Step 01

Received for review

Application, credit report and appraisal are received and reviewed. That package is what starts the clock — a partial file waits.

Step 02

Pricing offered by email

Pricing comes back to you by email. To proceed we require a non-refundable admin fee:

Step 03

Commitment issued

On receipt of the admin fee the approval expiration is set at 48 hours and the commitment is issued. The 48 hours is the window to sign and return it.

Step 04

Instructed for closing

Once all conditions are complete the file is instructed for closing in 3 to 7 business days.

Rush files

When the closing date will not move.

Rush

Additional admin fee of $500 on top of the standard admin fee for the position.

Same-day instructions, next-day funds

$1,000. The file must be broker complete before it can be instructed — every document on the list below, in hand.


04 · File complete

Purchase and refinance documents to instruct.

Nothing is instructed until this list is complete. Send it in one package rather than in pieces.

  • Proof of deposit and down payment
  • Two pieces of ID for each borrower
  • ID verification
  • Pre-authorized debit, signed
  • Appraisal redirection
  • Current mortgage statement
