Appraisals.

We lend against appraised value, so the appraisal is the document that moves a file fastest — or holds it up longest. This page is the approved panel and what we expect a report to contain.

What we need in the report

  • Full narrative or short-form report, dated within 90 days
  • Addressed to, or redirected to, Lendmax Capital
  • Interior inspection — exterior-only reports are reviewed case by case
  • Three comparables with adjustments shown
  • Estimated marketing time, and a note where it is unusual
  • Rental files: the market-rent schedule alongside the lease

What slows a report down

  • An appraisal older than the market it is describing
  • No appraisal redirection where the report was ordered for another lender
  • Comparables from a different market drawn in to support value
  • Condition issues photographed but not commented on
  • An appraiser outside the panel, unflagged before the order
An appraisal ordered for another lender can usually be used — send the appraisal redirection with it. The form is on the Forms page.
