Applying for a
Lendmax mortgage.

Lendmax funds mortgages submitted by licensed mortgage brokers and agents. That is not a formality — a broker is legally obliged to disclose every cost to you in writing and to compare your options, and that protection is worth having.

Step 01

Speak to a mortgage broker

If you already have one, ask them to send the file to Lendmax. If you do not, your realtor, your lawyer or your current lender can refer one, and any brokerage licensed in your province can submit to us.

Step 02

Your broker sends three things

A completed application, an appraisal of the property and your credit report. No income documents are required and there is no maximum GDS or TDS.

Step 03

You get one clear price

Rate, lender fee, legal costs and any holdback are set out in the commitment your broker reviews with you before you sign anything.

What we need from the property

  • Residential, one to four units
  • In Ontario, British Columbia or Alberta
  • An appraisal from a recognised firm
  • A repayment plan — a refinance, a sale, or a maturing term

What will not stop the file

  • Bruised credit, collections or a past bankruptcy
  • Self-employment a bank could not verify
  • Property tax or mortgage arrears
  • A private mortgage already registered on title
